- Supply Line RepairThe cracked water supply line behind the wall is cut out and replaced, the connection tested under pressure, and the wall closed back up around it.
- Demolition & TrashoutThe 14 in. vanity and the wall panel come out so the wall and floor are open to work in; all debris is hauled off and the work area is left clean.
- Subfloor RepairThe water-damaged subfloor in the 5 × 5 ft area at the vanity and toilet is cut out and replaced with new decking of matching thickness, refastened to the joists; framing in the opened area is repaired as found.
- Toilet & VanityThe toilet is removed and reset on a new wax ring with a new supply line, reusing the existing toilet. A like-for-like 14 in. vanity is supplied and set, reusing the existing top and faucet.
- DrywallThe wall where the panel came off is patched, taped, mudded and sanded ready for paint.
- FlooringNew LVP flooring in the repair area (York Grey, 25 sq ft), matched to the existing floor, with a transition strip at the bathroom doorway.
- Trim & PaintBaseboard (approx. 10 lf) and quarter round (approx. 20 lf) are installed to match, and the repaired drywall area is painted to match the existing finish.
Scope: repair the cracked water supply line behind the bathroom wall, replace the water-damaged subfloor in the 5 × 5 ft area at the vanity and toilet, patch and finish the wall, reset the toilet, supply and set a like-for-like 14 in. vanity, install matching LVP flooring in the repair area with a transition, and install baseboard and quarter round with paint to match.
Notes: the bathroom is out of service while the floor is repaired; work is done during normal business hours. The existing toilet and the existing vanity top and faucet are reused. If the toilet flange is found damaged it is quoted before continuing. Hidden framing or plumbing damage beyond the opened area is quoted before continuing. Jobsite is left clean and debris is hauled off.
Warranty: 12 months workmanship on the work performed.
